Your modular home is built inside a large facility and then brought to your home site on transportation carriers and placed by crane on your crawl space or basement.  On your set day, the home exterior is buttoned up, followed by the interior finish of your home.

The base price for a Rochester Modular Home 1000 square feet starts at $114,000 not including options or site work.  The build worksheet, found below,  lists the site work for a typical home build. Prices for the site work will be quoted from various contractors based on your home build and location.   The current lead time on homes is 10 months.

Rochester Homes does have numerous ranch designs from which to choose from, however most homes will have some degree of customization. All plans are pre-approved by third party independent engineering agency in order to ensure structural integrity state building code compliance.
